This is really for US tech's but those in other countries might want to check this out anyways.

Recently there's been a spate of fraudsters filing false claims against properties with County/Parish Registrars. Turns out those entities are not responsible for determining the veracity, as in truthfulness, of those filings. Just that they file claim with the correct property or entity. This applies to DBA's as well as real estate. Theres been one case in my area about a dentist that had someone file a claim against his home. As stupid as it may sound apparently the real owner has to go to court to get this corrected. At their expense and almost guaranteed they won't be able to recover the legal fees.


This even happened with Graceland, Elvis Presley's estate.


My County has a notification process to get notified of any filings using my name as well as DBA's. Which I've signed up for. Also in Texas where my sister and I have some farm land. My main focus is getting notifications as soon as possible in the hopes the costs will be lower.
 
The UK has the Land Registry Property Alert scheme https://www.gov.uk/guidance/property-alert
It will send you an email alert each time there is significant activity on the property you are monitoring, or if a new mortgage is taken out against it. You don’t have to own a property to set up an alert, so you can monitor the property of a relative.
The alert will tell you the type of activity (such as an application to change the register or a notification that an application may be due), who the applicant is and the date and time it has been received.
